Whether you are a buyer or seller, here are some helpful tips to enable you to make the best out of a real estate transaction.

Buyers
Pick a developing area. You can scientifically predict which areas are boom towns or not by reading the business pages.
Learn the real estate market in the area you picked. You need to develop a thorough knowledge of what properties are available and the going rates for houses. Be ready to make an offer in the shortest time possible.
Make your offer to buy conditional on a thorough inspection of the property. If you discover some problems, try to negotiate for a lower price to offset the inherent property flaws.
Be patient and prepared to keep looking until you find the right house that will give you a good return on your investment.
Sellers
Make sure that you let natural light inside the home during a buyer’s inspection. Open curtains, draw the blinds and turn on all lights in all rooms of the house.
Repair and/or renovate door and window hinges, door handles, broken shutters, leaky faucets, broken bulbs etcetera. Make sure that there are no squeaking doors, windows close and open smoothly and faucets are leak-free!
Deodorize the house to neutralize pet or tobacco odors. Better yet, bake bread or chocolate chip cookies before a buyer makes a visit to your home!
Make sure the house is cleaned from top to bottom, inside and outside including all those hidden corners, under the sinks, bath tubs and baseboards. Mow the lawn and trim the hedges!
Get rid of all unnecessary clutter and personal souvenir! Buyers want to see the home as they would live in it and not as you live in it!
Give your home a fresh coat of paint inside and out. Painting your home is one of the most important and inexpensive investment you can make to maximize your sale price.
Real estate is slowly becoming a rewarding investment, more rewarding in fact than stocks and bonds because they have not been performing as in the past.
On the other hand, real estate investment is performing beyond expectations because of its appreciation and due to demographic factors.
Analysts have been claiming that the real estate boom will fizzle out but that was 4 years ago and the market continues to improve due to demographic factors, lower loan interest rates and easier mortgage requirements!

i have followed all my real estate agents tips but i think about things im looking for when walking through a house….what are some things you look for when buying a house??
…besides the number of bedrooms, baths, and square ft.
chances are what ever you loved about the house ,someone else will like that too.What ever you look for some one else will too.Look for what will make a diffrence to you.

Well, the realtor probably has given you some great advice.
For one thing, if there is clutter anywhere, GET RID OF IT! Seriously: nothing takes down the perceived value of a house more than having to look at piles of someone else’s STUFF, or, worse, having to squeeze through rooms because there is so much furniture – try for an airy, open feel.
It sounds like you’re still living there – if at all possible, get the rooms looking pretty minimalistic: just enough furniture (like when you see magazine pics of beautiful homes with just _enough_ furniture, rather than having enough to seat every single one of your family and friends at the big holiday celebrations!). Also, clothing and personal items: pare these down to the minimum for now – ask a friend if you can store the excess with them or even rent a storage unit and pack your stuff in there (if you have really nice things, you may want to make sure it’s got air conditioning … hate to have things ruined!).
The basics, of course: make sure the yard is spotless, your windows shining clean! Paint both the inside and the outside – there’s no beating the revived look that gives.
When you think it’s ready, go outdoors. Pretend you are a buyer, planning to buy this house (or ask a close friend who will be ruthlessly honest). As you drive up to the house, think of whether it has "curb appeal" – is there something that makes you go, "Oh, wow – that’s a beauty", or rather something that makes you go: "YUCK!!" as you drive up?
Open the door and walk in – what are your first impressions? Again, you want these to be positive. Walk through as if you were a nasty homebuyer – what would you find to criticise? Fix those things.
You cannot change the layout of the house, but you _can_ help make the very best impression. Oh, pay attention to aromas, too: rather than spraying something in the air, definitely do the old "baking cookies" routine if you can. It’s cheesy, but it definitely works – and you can leave a plate of cookies and a pitcher of iced tea with plastic glasses out on the table if you’re having an open-house.
Fresh flowers indoors also make a BIG difference.
Go with your gut: as you said: think of the things YOU were looking for as a buyer apart from the structural stuff. Satisfy those needs, and your house will be perceived as a home!

The very first thing a potential buyer notices is curb appeal. You want to make sure that your yard is well manicured and if possible full of color.
As for the inside of the house a buyer is more prone to like the house if it smells good! Make sure you have a potpourri pot going or bake something just before they come.
Of course cleanliness is very important and tidiness.
If small things need to be fixed or replaced it is well worth doing.
I’ve also heard that people don’t want to see pictures of your family all over the house. For some reason they can’t picture their own family after seeing yours. No idea, but I heard this right from a real estate agent.

Staging is everything. No one wants to see clutter or your personals. Your selling square footage and thats what they want to see. Your buyer wants to be able to imagine their furniture inside the place. Not wondering if it will all fit cramed
