We all have our eyes on the price of houses in the UK at the moment. Not just because we may be looking to buy one, or want to know how much ours is worth, but because house prices are a good indication of how the country is doing financially in a kind of microcosm of overall economic measures.
Weather
If the last few weeks have been anything to go by the weather in the UK is heading towards the wet end of the scale. Surprisingly the state of the weather on the day that people go to view a house can have a big impact on the opinions of the buyers. If the UK is on for its wettest year on record, then the number of houses sold will be affected, even if those buyers don’t know it.
Immigration
Net migration in the UK rose in 2009 by 33,000 from the numbers in2008. If the trend continues there will be a net increase again in 2010 making an ever increasing amount of people searching for an ever decreasing number of houses. Prices will be affected accordingly.
Aging Population
The average age of the UK population is increasing year on year and 2010 is no different. More old people in the UK means (morbidly) that there are less houses coming up for sale so new houses must be built to accommodate the demand and price of older houses shoots up.
Government Spending
With the purse strings being tightened in the murky halls of Westminster, every council in the UK is facing less and less funding for new housing or for renovations to older buildings. This will probably have the biggest effect on house prices as the government and its councils are the biggest builder of housing in the UK. Without the money to accommodate all the immigrants and new families filling the country the prices of existing private housing will go up. It’s simple economics.
Sellers
Greed is a terrible thing but if you are selling your house amidst these market conditions there must be a little bit of hand rubbing that takes place. However, there may be a lot of demand for a property such as yours, but the problem is that those looking to buy, just don’t have the money to meet your wild expectations so making your house available only at an inflated price may be a catastrophe. It may be a good time to perform and house improvements or repairs that could add value to your home. Double glazing repairs to tired, old windows may be just just be the boost your house needs to sell. Lean to conservatories are a more involved house improvement, but they can add value to your home, while also giving you a nice space to use while you wait for your property to sell!

5 Things You Have to Know About Scotland Before Traveling It

I recently traveled Scotland with a friend of mine and it was a great trip. We had a great time and I would do it again any time soon.
The thing is though that there are some things you need to know about Scotland. It will help you make your trip much more fun.
Pubs and Restaurants
If you go to a pub or a restaurant you might think it’s strange because waiters won’t come up to you and ask you what you want to order. Usually in Scotland you have to go up to the bar to order things.
I have heard about a lot of people who thought this was strange but that’s the way it is in Scotland. It’s just a cultural thing like in any other country. They are not being rude.
Haggis – National Dish
Once you travel around Scotland you will see that most pubs and restaurants offer Haggis as a dish. Haggis is very popular in Scotland and contains lots of intestines from the sheep. It’s a very salty meal that usually comes with neeps (yellow turnip) and tatties (mashed potatoes).
Renting Cars
If you want to rent cars in Scotland then you have to make sure that you are old enough. Usually car rental places will only rent cars to people who are over 20 (i.e. you can rent a car with 21). If you rent a car when you are 21 you will have to pay a lot of money on top of the actual rental price. That’s because younger drives have to pay higher insurance rates.
Also note that the cheapest price you can possibly get for renting a car is when you book it right with your plane ticket.
Rain Cloths
The weather in Scotland is strange. It will rain continuously for several days without ever stopping. This can be quite frustrating especially if you don’t have the right cloths with you. So before you go to Scotland make sure that you take at least waterproof cloths with you. Some travel boots are also good.
Youth Hostels
When we traveling through Scotland we mostly stayed at youth hostels. The youth hostels in Scotland are great and clean. So we can recommend staying in hostels.
One thing to keep in mind is that you can get youth hostels (not all of them) a lot cheaper once you become a member of SYHA. It’s the Scottish Youth Hostel Association and becoming a member is free. So check it out.

When you sell a house in Scotland the legal process is very different to the rest of the UK. It is not only different but many say it is more superior to the outdated practice in England and the rest of the UK. In Scotland everything moves quicker and gazumping is virtually unheard of because contracts are binding as soon as seller accepts the offer.
When you are selling or even buying in Scotland the Solicitors get involved a lot earlier in the sale than in England. They also get involved in the marketing and selling of the house a bit like the estate agents job in England.That means that the seller can deal with one person and not have to get involved with an estate agent at all which is music to some sellers ears and some buyers as well.
The major advantage of selling a house in Scotland is the sale goes through a lot quicker than the rest of the UK. The other good thing is that there is rarely any chance of being Gazumped as once the missives are concluded, the person can make an offer and know that the sale will go through. Generally once the offer has been made the solicitors go to work, with a series of exchanging letters to complete the sale. Unlike in England, the offers made are generally above the asking price. The price is set by the seller as the minimum that they are willing to accept and it is advised to offer over the asking price to secure the deal. As soon as your offer is accepted the sale should go through with no problems. England is completely the opposite. Offers are generally put in below the asking price as the seller normally sets the price expecting to take some sort of discount off.
The problem with the English system is the seller may be tempted by a higher offer and then you could end up loosing the property part way through the transaction after much money may already have been spent out on surveys and such like. The Scottish system is better put together meaning there is less sleepless nights during the process.
As the process does move a lot quicker in Scotland, it is more important to make sure most of your paperwork is in order a lot earlier. Otherwise you may find yourself accepting an offer before your solicitor has everything in order. When you are selling in Scotland, it’s important then that you instruct a solicitor as soon as you are thinking of selling as they will need to do some work before the property can actually be put on the market. The other advantage with the Scottish system is that the solicitors also help with the advertising so you may want your solicitor to find you a buyer as well, which will save you one more job to do as well.
Now you can see that there are different procedures to selling your home if you are living in Scotland or England and Wales. The Scottish system seems to be faster, less risk of not completing and dealing with less people to the system in England and Wales and the rest of the UK.
